Our fees for preventive services are fixed. In a dispute, we work in stages, each one authorized and engaged by you in writing before it starts. No extra charges, no surprise charges.
We work under two schemes. Preventive: before you sign a contract, we verify the property can really be sold and has no legal impediment to its sale. Here our fees are fixed. Corrective: you already signed, something went wrong, the seller wasn't the owner, the builder didn't deliver what was promised. Our fees are defined in advance by stage, and you pay only for what you actually need.

Nothing is billed without your written go-ahead. Disputes advance one stage at a time, and you can stop after any stage.
A broker or builder scams their clients when the buyer skips a thorough review of the property's documentation: paying the property in full on a private contract that does not protect the buyer, with the purchase never registered in the Public Registry of Property. Analysis and investigation before the purchase is what prevents a buyer from being scammed.
Before you make any payment, we verify the seller really is the owner and holds possession, and that the deed is registered in the Public Registry of Property and free of liens.
In Mexico the deposit is usually paid to the agency directly, so the safeguards must be clearly spelled out in the contract: what secures your deposit, the conditions that must be met before each payment, and what the seller is bound to if the property is not delivered. We draft those terms and tie your payments to them.

The deed of sale must be registered in the Public Registry of Property, and we verify it is legally in your name. Registration in the Public Registry of Property is what makes you the owner of the property.

Start with the consultationIn most cases, conflicts between buyer and seller are resolved at one of the following stages, and at times not every stage is necessary. Your authorization is requested before the assessment and start of each stage.
At every stage we work for you. Each time you authorize a stage:
$1,200 · estimated duration 2–6 weeks.
$900–$1,100 · estimated duration 1–4 weeks. Letters issued via notary, licensed broker, or voluntary jurisdiction carry the upper fee due to additional procedural costs.
$2,000 · estimated duration 2–3 months.
$3,500–$5,500 · estimated duration 3–6 months. This stage is only possible if the counterparty accepts mediation before PROFECO.
$1,800 · estimated duration 1–3 months.
$7,500–$15,000 · estimated duration 12–24 months. Litigation timeline depends on document delivery, witness availability, and court scheduling. The range is a general reference only.
Not included: third-party costs such as notary fees, court filing fees, expert witnesses, and travel. We disclose them in advance, before you authorize the stage that needs them. Timelines involving the Public Registry (RPP) or the Municipality can stretch beyond the upper estimate when those institutions run slow; if that happens, you hear it from us promptly.

Not every case requires all the stages described. Some cases are resolved through mediation, others through mediation and PROFECO, and in extreme cases through a lawsuit or a criminal complaint. That is why each stage has its price defined in advance. This way you know exactly how much will be invested at each stage.
No. Preventive services are billed as the flat fee shown, per service engaged. Dispute resolution is invoiced stage by stage: you pay for the stage being done, see the result, and decide in writing whether to continue.
Third-party costs are separate: notary fees, court filing fees, expert witnesses, and travel. They are not ours to set, and they are disclosed to you in advance, before you authorize the stage that needs them.
No. The consultation is a standalone service: it is where we review your situation and give you the honest assessment that produces your written quote. There is no obligation to engage anything further.
